Wharton's Premiere Development Areas

Land where even the sky has no limits.

Superb site selection means more than ample acreage. It also means abundant opportunity. And when it comes to opportunity in the air quality attainment community closest to Houston even the sky has no limits. Freed from regulatory burdens, resourced for global performance, and incentivized for rapid ROI, Wharton business and industrial sites let you set your sights higher in profitability as well as productivity.

Sizable, customizable: Simplify your site selection with acreage that assures room to grow in a site carved out and customized to suit your needs now and in the future. Choose your parcel from sites as small as 10 acres or as large as 4,000 acres. Whatever, wherever you need: In a state wide-open for business, Wharton zones for wide-open opportunity.

Abundance, redundancy: Reap the benefits of infrastructure investment on an impressive scale. The $700 million upgrade of Exelon Generation’s Colorado Bend fossil plant has added 1,000 MW of electrical capacity with a next-generation combined-cycle gas turbine (CCGT) that is one of the nation’s cleanest and most efficient CCGTs.  A $255 million investment from the Lower Colorado River Authority has opened a new off-channel reservoir adding 10,000 to 20,000 acre-feet of water to region’s supply. From energy to water to extensive fiber infrastructure, Wharton sites are resourced for growth.

Larger sites include:

  • Wharton Megasite: Emerging as the Houston region’s premiere megasite, this municipally-owned site is just 62.5 miles from downtown Houston, and offers 1,7000 contiguous acres and immediate access to U.S. 59 (a fast-flowing four-lane route now being incorporated into the I-69 NAFTA Superhighway). KCS Class I rail connection is also available.
  • Hungerford Industrial Site: Located just 62 miles from downtown Houston and just north of the Wharton Megasite, this 878-acre site also offers immediate access to U.S. 59/I-69.

For acreage and opportunity, Wharton is where you need to be.
